Phillips Care Cleaning provides floor buffing and floor polishing for offices, schools, churches, stores and medical buildings in Warren, Youngstown and across Trumbull and Mahoning County. We machine scrub, spray buff and high-speed burnish your vinyl and tile floors after hours, so your lobby and hallways shine in the morning and the floor finish lasts longer between full strips. You get a set schedule and one flat price in writing.
Most dull commercial floors do not need to be stripped. They need the top layer of finish cleaned, smoothed and heated back to a gloss. That is what floor buffing does, and it costs far less than starting over.

Floor Buffing & Polishing
What Floor Buffing and Polishing Does
Commercial vinyl and tile floors are protected by layers of floor finish (often called wax). Foot traffic scuffs, scratches and dulls the top of that finish. Floor buffing uses a rotating machine and a pad to clean off black marks, smooth out fine scratches and bring the gloss back. Floor polishing is the same idea taken to a higher shine, usually with a fast burnisher. Done on a schedule, it keeps the finish thick and the floor underneath protected, so you strip far less often.

Buffing vs Burnishing vs Polishing vs Scrub and Recoat
These words get mixed up all the time, even by cleaning companies. Here is what each one means and when we use it.
| Method | What it is | Best for |
|---|---|---|
| Floor buffing (spray buff) | Low-speed machine with a red or white pad and a light spray of buffing solution | Removing scuffs and restoring a soft shine between deeper services |
| Burnishing | High-speed machine on a dry, clean floor; friction heats and hardens the finish | A wet-look gloss in lobbies, hallways and storefronts |
| Floor polishing | The shine result; on finished vinyl it is done by buffing or burnishing | Keeping a high gloss in front-of-house areas |
| Floor scrubbing | Machine scrub with cleaner and water, then the dirty water is picked up | Ground-in dirt, grout lines and floors too soiled to buff |
| Scrub and recoat | Deep scrub of the top finish layer, then fresh coats of finish | Worn traffic lanes that buffing can no longer fix |
A full strip removes every layer down to the bare tile and starts fresh. That is a separate job. See floor stripping and waxing for when your floor needs it.
Floor Buffing & Polishing
Low-Speed Buffing and High-Speed Burnishing
Speed is the real difference between the two machines. A standard low-speed buffer turns at roughly 175 to 300 RPM. It has enough torque to scrub and spray buff, so it is the right tool for cleaning off marks and light scratches. A high-speed burnisher turns at 1,000 RPM and up. It does not scrub; it polishes. Run over a clean floor, the friction warms the finish and leaves a hard, glossy surface that shows less wear.
Our floor buffing service usually pairs the two: scrub or spray buff first to get the floor clean, dust mop, then burnish for the shine. Burnishing a dirty floor just polishes the dirt in, which is why we never skip the cleaning step.

Know the signs
When Your Floor Needs Each One
Black heel marks and scuffs, but the finish still looks even: spray buff
Floor is clean but flat and dull, no gloss left: burnish
Dirt in the grout lines or a gray film that will not mop out: machine scrub
Traffic lanes worn down to dull tile while the edges still shine: scrub and recoat
Yellowed, peeling or built-up finish along the walls: full strip and refinish
Not sure which you have? We look at the floor at your free walk-through and tell you straight. If buffing will fix it, we will not sell you a strip.

How Often to Buff Commercial Floors
The right floor buffing schedule depends on how many feet cross the floor every day. Here is where most buildings start.
| Traffic level | Example areas | Buff or burnish | Scrub and recoat |
|---|---|---|---|
| Heavy | Entrances, lobbies, school hallways, grocery and retail aisles | Weekly, or several times a week | Every few months |
| Medium | Office hallways, break rooms, church fellowship halls, clinics | Every 2 to 4 weeks | Once or twice a year |
| Light | Private offices, storage, low-use rooms | Monthly or quarterly | Yearly or as needed |
Winter in the Valley changes the math. Salt and slush tracked in from parking lots eat floor finish fast, so many of our buildings add extra buffing and scrubbing from December through March.

When Buffing Is Not Enough
Buffing only works when there is good finish left to work with. Once the finish is worn through in the traffic lanes, yellowed, or built up so thick it looks cloudy, no amount of polishing will bring it back. At that point the floor needs a full strip down to bare tile and new coats of finish. We do that too, and then we set up a buffing schedule so you do not need another strip for a long time. Pricing
After-Hours Scheduling and Pricing
Floor work happens when your building is empty. We buff and burnish at night, early morning or on weekends, so no one walks on a wet floor and your business never closes for it. Buffing can run as its own visit or be built into your nightly janitorial service or office cleaning.
You pay a flat price per visit, or one flat monthly price when buffing is part of a recurring contract. Never an hourly bill. The price depends on square footage, the condition of the finish, how often we come and how much furniture has to move.

Frequently asked questions
Floor Buffing & Polishing FAQ
Is buffing floors worth it?
Yes, for commercial vinyl and tile floors it is one of the best values in floor care. Regular buffing removes scuffs and restores the shine for a fraction of what a full strip and refinish costs, and it protects the finish so you strip far less often. It stops being worth it once the finish is worn through to bare tile. At that point the floor needs a strip, and buffing starts again afterward.
What is the difference between a floor buffer and a floor polisher?
A floor buffer is a low-speed machine, roughly 175 to 300 RPM, with enough torque to scrub and spray buff away scuffs and light scratches. A floor polisher, usually called a burnisher, spins at 1,000 RPM or more and is used on a clean, dry floor to create a high gloss. Most commercial floor care uses both: clean or buff first, then burnish for the shine.
What does floor scrubbing mean?
Floor scrubbing is deep cleaning a hard floor with a machine, cleaning solution and water, then picking up the dirty water. It pulls out ground-in dirt that a mop leaves behind, including dirt in grout lines and the gray film on vinyl. On finished floors it is often the first step before burnishing or a recoat. It cleans the floor; it does not add shine by itself.
How often should commercial floors be buffed?
Busy entrances, lobbies and school hallways usually need buffing or burnishing every week, sometimes several times a week. Medium-traffic areas like office hallways and break rooms do well every two to four weeks. Light-use rooms can go monthly or quarterly. Winter salt in Northeast Ohio wears finish faster, so we often add visits from December through March. We set the schedule at your free walk-through.
Should I buff or strip my floor?
Buff if the finish is still even and the floor is just dull or scuffed. Strip if the finish is worn through in the traffic lanes, yellowed, peeling or built up and cloudy along the walls. Buffing is faster and cheaper, so we always check whether it will do the job first. If the floor needs a full strip and refinish, we tell you and quote it separately.
Can I walk on the floor right after it is buffed?
Yes. Spray buffing and burnishing are dry or nearly dry processes, so the floor is ready to walk on as soon as we finish and dust mop. Scrub and recoat or a full strip needs drying time for the new finish, which is why we schedule floor work at night or on weekends. Your staff and customers walk in the next morning to a dry, shiny floor.
