Phillips Care Cleaning provides commercial floor care in Warren, Youngstown and across Trumbull and Mahoning County: daily cleaning, buffing and burnishing, scrub and recoat, and full strip and wax for VCT, LVT, tile, sealed concrete and terrazzo. We match the level of care to your floor and your traffic, put it on a written schedule, and do the work after hours so your building never closes for it.

A dull, scuffed floor makes a clean building look dirty. Good floor care services bring the shine back, protect the floor so it lasts years longer, and cost far less than replacing tile. We have been doing this out of Warren since 2012.

Commercial Floor Care

Commercial Floor Care Services We Provide

Most buildings need a mix of four levels of care. Two of them have their own pages with the full details.

Daily cleaning

dust mopping, damp mopping and machine auto-scrubbing as part of your regular janitorial services.

Buffing, polishing and burnishing

a high-speed pad brings back the gloss between deeper visits. See floor buffing and polishing.

Scrub and recoat

we deep scrub the top layer of finish and lay down fresh coats, without stripping to bare tile.

Full strip and wax

all old finish comes off, then new sealer and finish go down. See floor stripping and waxing.

Daily Cleaning vs Buffing vs Scrub and Recoat vs Strip and Wax

The question we hear most is which one you actually need. Here is the difference, so you never pay for a full strip when a scrub and recoat will do the job.

Level of careWhat it doesWhen you need it
Dust mop and auto-scrubRemoves grit and spills before they grind into the finishEvery cleaning visit
Buff or burnishPolishes the existing finish back to a high glossWhen traffic lanes look dull but the finish is still intact
Scrub and recoatRemoves the worn top layers of finish and adds fresh coatsWhen scuffs and dirt are in the finish, not under it
Strip and waxTakes all finish down to bare floor, then reseals and refinishesWhen finish is yellowed, built up or worn through to the tile

Daily care keeps grit off the floor. Buffing keeps the shine. Recoats add protection back. A full strip resets the floor when nothing else will. Done in that order, a full strip and wax is needed far less often.

Floor Maintenance Schedule for Commercial Floors

Commercial Floor Care

Floor Types We Care For

Every floor needs a different method. Using the wrong pad or chemical can dull or damage it, so our commercial floor cleaning starts with knowing what is under your feet.

VCT (vinyl composition tile)

the most common commercial floor. It needs finish to look good and to last, so it gets buffing, recoats and a periodic strip and wax.

LVT and luxury vinyl plank

many have a factory wear layer. We scrub and protect it with the right products instead of stripping it like VCT.

Ceramic and porcelain tile

machine scrubbing for the tile and the grout lines. Lobbies and restrooms get the deepest work. See tile and grout cleaning.

Sealed concrete

warehouses, shops and showrooms. We scrub, then maintain or refresh the sealer or finish.

Terrazzo

found in older Valley schools, churches and office buildings. It gets scrubbing, sealing and polishing to bring the stone back out.

Real Floor Jobs From Our Crew

Commercial Floor Care

Real Floor Jobs From Our Crew

The before and after photos on this page are from real jobs done by our crew, not stock photos. These are floors in local buildings that came back from dull and scuffed to a clean, glossy finish. Fernando Phillips oversees the floor work himself, so the result you see is the result you get. Every commercial floor care job ends with a walk of the finished floor before we leave.

Floors that sit between deep visits for too long are the ones that end up needing a full strip. A floor kept on a schedule keeps its finish, stays easier to clean every night and looks newer for years. That is the whole point of putting your floors on a plan instead of calling only when they look bad.

Commercial Floor Care

Buildings We Maintain

Our commercial floor care crews work in offices and multi-tenant buildings, churches, daycares, medical and dental offices, retail stores, schools and training centers, showrooms and warehouses. We care for floors in Warren, Niles, Howland, Cortland, Girard and Hubbard and down into Youngstown, Boardman, Austintown and Canfield. See the full list of areas we serve.

Pricing

How Commercial Floor Care Is Priced

You get a flat price per visit for one-time work like a strip and wax, or the floor work is built into your monthly janitorial price so it runs on schedule. Square footage, floor type, how much old finish is on the floor and how much furniture we move set the price. Commercial floor waxing is quoted after we see the floor, never billed by the hour. For more on pricing, read what commercial cleaning costs in Warren.

Frequently asked questions

Commercial Floor Care FAQ

What is considered floor care?

Floor care is everything that keeps a hard floor clean, protected and looking good. In a commercial building that means daily dust mopping and scrubbing, regular buffing or burnishing to keep the shine, periodic scrub and recoat to renew the finish, and a full strip and wax when the finish is worn out. Carpet cleaning is often grouped with it. We set up the right mix for your floors on a written schedule.

What are the different types of floor cleaning and maintenance methods?

The main methods are dust mopping and damp mopping, machine auto-scrubbing, spray buffing, high-speed burnishing, scrub and recoat, and full stripping and refinishing. Daily methods remove grit and spills. Buffing and burnishing restore gloss. A scrub and recoat renews worn finish. Stripping removes all old finish so new sealer and finish can go down. Tile, terrazzo and concrete may also get deep scrubbing and sealing.

How often should commercial floors be stripped and waxed?

Most commercial VCT floors need a full strip and wax every one to two years. Heavy traffic areas like lobbies, schools and retail floors may need it once a year. Regular buffing and a scrub and recoat every few months stretch the time between full strips, which saves money. We look at your floor during the walk-through and tell you honestly whether it needs a strip or just a recoat.

What is the difference between buffing and burnishing?

Buffing runs a slower machine, often with a spray product, to clean and polish the floor finish. Burnishing uses a high-speed machine that spins much faster and heats the finish to bring out a hard, wet-look gloss. Buffing is good for touch-ups and lighter traffic. Burnishing gives the brightest shine on busy floors. Both are covered on our floor buffing and polishing page.

Can you do floor care at night or on weekends?

Yes. Most of our commercial floor care is done after hours, at night or on weekends, so your staff, customers and students never walk on wet floors. Strip and wax jobs need time for finish to dry between coats, so we often schedule them over a weekend or a closed day. We plan the timing with you at the walk-through.

Do you clean LVT and luxury vinyl floors the same as VCT?

No. VCT is porous and needs layers of finish, so it gets stripped and waxed. Many LVT and luxury vinyl plank floors come with a factory wear layer that should not be stripped the same way. We clean LVT with the right pads and products, scrub it, and protect it based on what the manufacturer allows. Telling us your floor type at the walk-through keeps it safe.
