Phillips Care Cleaning provides pressure washing in Warren, Youngstown and across Trumbull and Mahoning County. We wash vinyl siding, driveways, sidewalks, patios, decks, fences, storefronts and building exteriors, using high pressure on concrete and a low pressure soft wash on siding and wood. Homes, rentals and commercial buildings all get the same insured and bonded local crew.

Green algae on the north wall, black streaks under the gutters, tire marks on the driveway and a winter of road salt on the front walk all come off. The property looks cared for again, and the dirt stops eating at the surfaces underneath.

Pressure Washing vs Soft Washing

Pressure washing uses a high pressure stream of water to blast dirt off hard surfaces like concrete. Soft washing uses low pressure and a cleaning solution to kill algae and mildew, then rinses it away gently. The method depends on the surface. Too much pressure on vinyl siding forces water behind the panels, and on wood it splinters the boards and leaves marks you can see from the street.

SurfaceMethod
Driveways, sidewalks, curbsPressure washing
Dumpster pads and concrete padsPressure washing
Patios (concrete or pavers)Pressure washing, adjusted for joints

Brick and storefront facesLow to medium pressure, by condition

We match the method to each surface on the property, so one visit can include both.

House Washing for Vinyl Siding

Pressure Washing

House Washing for Vinyl Siding

Vinyl siding in the Valley turns green on the shady side of the house, usually the north wall, where the sun never dries it out. A soft wash house washing treatment kills the algae and mildew at the root, so it comes off clean and stays off longer than a quick spray with a garden hose. We rinse from the top down, keep water away from vents and outlets and clean the soffits, trim and porch ceilings along with the siding.

Pressure Washing

How We Pick the Pressure for Each Surface

Every surface gets its own nozzle width and pressure setting, set before the wash starts.

Concrete and driveways.

A surface cleaner and higher pressure lift tire marks and ground in grime evenly, without the stripes a bare wand leaves.

Vinyl siding and painted trim.

Soft washing with low pressure and a cleaning solution, so water is not forced behind the panels.

Older siding, wood and pavers.

We test a small hidden spot first and only step up if the surface holds.

Oil and rust stains.

Pre-treated and given time to work before the rinse, because pressure alone rarely lifts them.

Plants, outlets and lights.

Covered or protected first, and we rinse toward the drain or lawn, not toward the foundation or the neighbor.

What We Won't Pressure Wash

  • Roof shingles at high pressure, which strips the granules and can void the roof warranty
  • Window glass at high pressure, which can crack the glass or force water past the seals (see window cleaning)
  • Loose or flaking old paint, which can come off in chips and may contain lead
Pressure Washing for Storefronts and Commercial Buildings

Pressure Washing

Pressure Washing for Storefronts and Commercial Buildings

The sidewalk in front of a business is the first thing a customer walks on. Gum, spilled drinks, salt and grease from the dumpster pad make a building look neglected even when the inside is spotless. We power wash storefront entries, sidewalks, drive through lanes, dumpster pads and building faces for offices, restaurants, churches, apartment buildings and retail plazas. Property managers can put buildings on a set schedule, and if we already handle your commercial cleaning, the outside goes on the same invoice. Rentals can be washed at turnover alongside move-out cleaning.

When to Pressure Wash in Northeast Ohio

Pressure washing season here runs from spring through fall. We do not wash in freezing temperatures, because water left on concrete, decks and steps turns to ice and can work into cracks.

SeasonWhy It Makes Sense
SpringClears winter salt, mud and pollen from walks, drives and siding
SummerAlgae and mildew grow fastest on shady walls and decks
FallLast wash before the freeze, so grime does not sit all winter
WinterNo washing in freezing temperatures
Pair It With Gutter and Window Cleaning

Pressure Washing

Pair It With Gutter and Window Cleaning

The best order for the outside of a property is gutters first, then pressure washing, then windows. Clearing the gutters first means no sludge washes down onto fresh siding. Washing the house next means the runoff hits glass that has not been cleaned yet. Then window cleaning finishes the job with nothing left to streak it. Book all three with us and one crew does it in the right order.

Pricing

Pressure Washing Cost

Price depends on the size of the house or the square footage of the concrete, how many stories the building is, how much algae or staining there is and how many surfaces you want done. Bundling several surfaces or adding gutters and windows in the same visit is the most efficient way to get it all done. Call (330) 219-7916 for a free quote.

Frequently asked questions

Pressure Washing FAQ

What is the difference between pressure washing and soft washing?

Pressure washing uses a strong, high pressure stream of water to clean hard surfaces like concrete driveways, sidewalks and dumpster pads. Soft washing uses low pressure and a cleaning solution to kill algae, mildew and mold, then rinses it off gently. Soft washing is the right choice for vinyl siding, painted trim and wood, where high pressure can force water behind panels or splinter boards. We use both, matched to each surface on your property.

Is pressure washing safe for vinyl siding?

High pressure is not safe for vinyl siding. It can drive water behind the panels, loosen seams and push water toward the wall underneath. That is why we house wash vinyl siding with a low pressure soft wash that kills the algae and mildew and rinses it away. The siding comes out clean without the damage, and the green stays off longer than it does after a hard spray.

When is the best time to pressure wash in Ohio?

In Northeast Ohio the pressure washing season runs from spring through fall. Spring clears winter salt, mud and pollen. Summer is when algae and mildew grow fastest on shady walls and decks. Fall is the last chance to wash before the freeze. We do not pressure wash in freezing temperatures, because the water left on concrete, steps and decks can turn to ice and work its way into cracks.

How much does pressure washing cost?

Pressure washing is priced by the size of the house or the square footage of concrete, the number of stories, how heavy the algae or staining is and how many surfaces you want cleaned. A single driveway costs less than a full house wash with the walks and patio. Call (330) 219-7916 with your address and what you want washed, and we will give you a free quote before we come out.

Can you pressure wash a deck without damaging it?

Yes. Decks and wood fences get a low pressure wash, not a full pressure blast. High pressure on soft wood raises the grain, splinters boards and leaves wand marks you can see. We use low pressure and a cleaning solution to lift the dirt, algae and gray film, then rinse it off. If you plan to stain or seal the deck yourself, a clean deck is the right starting point.

Do you pressure wash storefronts and commercial properties?

Yes. We pressure wash storefront entries, sidewalks, drive through lanes, dumpster pads and building exteriors for offices, restaurants, churches, apartment buildings and retail plazas across Trumbull and Mahoning County. Property managers can set up a regular schedule, and if we already handle your commercial cleaning inside, the outside work goes on the same invoice from the same company.

Should I clean gutters and windows before or after pressure washing?

Clean the gutters before pressure washing and the windows after. Clearing the gutters first keeps sludge from washing down onto fresh siding. Washing the house next sends the runoff onto glass that has not been cleaned yet, and then window cleaning finishes the job with nothing left to streak it. We do all three, so one crew can handle the whole outside in the right order.
